Initial consultation

At first, we discuss about your project over the phone or in person to understand what you want and how you want to change the space.

Our expert designers and planning consultants then carry out extensive research and analysis to find possible design options and planning requirements.

We then prepare a Project Proposal which contains the stages such as Concept to Construction. This proposal would include information such as various stages head, timelines and our fees.

Design & Planning

We carry out full measured survey of your property and then seat with you to discuss the project proposal in details and summarise it all to prepare a Project Brief.

Based on the Project Brief, we develop initial concept into full design and scaled architectural drawings. Once you are happy with the design and drawings, the Planning process can initiate.

We then prepare planning application form and all other necessary documents such as Design Access Statement, Location Plan, Block Plan, etc to submit your planning application.

We liaise with the local authority to keep you informed at all stages.

Structural Calculations and Building Control

Once the planning application has been approved, our structural engineers will carry out structural design according to plans to makes sure that the proposed structure is safe. This will produce a design report with locations of structural elements and detailed calculations.

Experienced technicians now would combine approved planning drawings and structural designs into detailed building regulations drawings where further information such as foundation details, insulation details and requirements are covered.

These drawings can be used for building regulations applications, tendering and construction.

construction

At this stage, building control officer will visit the construction site at various stages to make sure that works are being carried out according to plans submitted & to building regulations.

We inspect and certify construction work done by builder at various stages, so the construction stage is much smoother for all the parties involved.

We will liaise with builder/ contractor to answer any queries until the work has been completed and has obtained completion certificate.
